What the listing doesn’t tell you

HOA and Mello-Roos.
They don’t just raise your monthly — they count against you when the lender decides what you qualify for.
Solar: owned or leased.
Two homes at the same price are not the same purchase, and the listing usually won’t say which one you’re looking at.
Which incentives you can actually use.
A builder’s headline offer and what it’s worth on your loan are two different numbers.
