What Seven Oaks actually is

Seven Oaks is a master-planned area in southwest Bakersfield, ZIP 93311, built around the Seven Oaks Country Club. It is not one subdivision. It is a group of neighborhoods built over several decades, from established resale streets to gated sections where new homes are still going up.

That is why two Seven Oaks listings can look nothing alike on paper. Age, lot size, HOA and monthly cost change from one tract to the next.

The names you will see in the listings

• Seven Oaks and Seven Oaks Estates: the two names the MLS uses for most of the area.
• Highgate: a gated section. The MLS spells it High Gate, two words, so a search for “Highgate” can miss it. One part, Highgate Regents, is an age-restricted 55+ community.
• Belcourt: a gated section with newer construction.
• Grand Island: another Seven Oaks neighborhood with its own association.

When I send you new listings I watch all of these names, so nothing falls through the gaps between labels.

What the listing sites will not tell you

• Monthly cost is tract by tract. HOA dues, and whether a home carries a Mello-Roos or other special assessment, can differ between homes a block apart. Get the HOA figure and the actual tax bill before you compare two prices.
• Resale can be competing with new. In the sections still being built, a resale home may be priced against a new home down the street, and the builder’s current incentives change that comparison.
• The online estimate is a guess. Automated values have a hard time here because the neighborhoods inside Seven Oaks sell so differently.
